Wet western soils
Lots near the Sawgrass Expressway sit low and drain slowly in the rainy season. Saturated St. Augustine invites take-all root rot and torpedograss. Irrigation has to back off hard from June through September.
Mosquitoes off the conservation area
Being a mile from the Everglades means summer mosquito pressure most of Broward never sees. Bait stations on the property line make backyards usable again.
Established hedges, established pests
Welleby's mature ficus and hibiscus hedges carry whitefly and scale. Systemic spring treatment protects the hedge and keeps sooty mold off the lawn furniture and cars below.
Alkaline sand
Like the rest of the county, Sunrise soil runs a high pH that locks up iron and manganese. Yellow turf and palm frizzle top respond to chelated micronutrients, not more nitrogen.

February: pre-emergent
On the ground by mid-February, ahead of the earliest crabgrass and goosegrass germination in these full-sun lawns.
Spring: feeding window
Broward County restricts nitrogen and phosphorus fertilizer on lawns from June 1 through September 30 and keeps it ten feet back from any lake or canal, so the feeding that carries a lawn through summer has to go down before June.
June to September: hold water, fight pests
Chinch bugs on hot edges, sod webworms by late summer, and root rot where lawns stay wet. Controllers should be on a rain sensor or shut off during the wettest weeks.
November: fungus prevention
Large patch arrives with the first cool, damp nights. Preventive fungicide in November and a dry-season irrigation schedule keep it out.
